§ 278.01 — Defense or Objection to Real and Personal Property Taxes; Service and Filing

If you believe your property has been unfairly assessed, valued too high, illegally taxed, or is actually tax-exempt, you can challenge the tax by filing a petition with the district court or Tax Court. You must serve the petition on the county auditor and file it by April 30 of the year the tax is due. This does not apply to special assessments.

Practical Notes
This is the main way property owners in Minnesota challenge their property tax assessments in court. The April 30 deadline is firm unless you received late notice of a change, which gives you 60 extra days. Counties can now accept petitions by email or electronic upload if they allow it.
