§ 500.216 — Limits on Certain Residential Solar Energy Systems Prohibited

Homeowners associations cannot prohibit owners of single-family or detached homes from installing roof-mounted solar energy systems. HOAs may set reasonable conditions regarding installation, insurance, and appearance, but cannot increase costs by more than 20% for solar water heaters or $1,000 for solar panels.

Practical Notes
If you own your home and want to install solar panels, your HOA cannot block you. They can set some reasonable rules, but those rules cannot make the project too expensive or reduce energy production by more than 10%.
