§ 504B.265 — Termination of Lease Upon Death of Tenant

Plain-Language Summary

When a tenant dies, either the landlord or the tenant's estate representative can end the lease with at least two months' written notice, effective at the end of a calendar month. The estate is still responsible for rent owed during the notice period and any damage beyond normal wear and tear.

Practical Notes
If a tenant passes away, their family or estate representative can cancel the lease with two months’ notice rather than being locked into the full remaining term.
