Plain-Language Summary

Requires homeowners associations to hold at least one meeting per year. The annual meeting must include election of directors, a financial report, and any other matters listed in the notice. Special meetings can be called by the president or upon written petition of 20 percent of unit owners.

Practical Notes
Notice of the annual meeting must be sent 21 to 30 days in advance; special meetings require 7 to 30 days notice. Notice must be hand-delivered or mailed to each unit address (or an alternate address the owner has designated). The notice must state the date, time, place, and purposes of the meeting. If you want a special meeting called, you need written petitions from owners holding at least 20 percent of the association’s voting power.
