§ 274.175 — Values Finalized

Property assessments become final on July 1 of the assessment year, and no changes in value are allowed after that date except for narrow clerical corrections and certain special assessments. This deadline gives both property owners and taxing authorities certainty about the values that will be used to calculate the tax bill.

Practical Notes
If you believe your property’s assessed value is wrong, you must act before July 1 of the assessment year by going through the local and county board appeal process. Waiting until after July 1 generally means you cannot change the value for that year’s taxes. Limited exceptions exist for homestead corrections and certain state-certified assessments.
