§ 504B.381 — Emergency Tenant Remedies Action

Plain-Language Summary

Tenants can ask the court for emergency help when essential services fail, such as loss of running water, heat, electricity, or when there is a serious infestation or health hazard. The landlord must be notified at least 24 hours before the court filing, and the court can order the landlord to immediately fix the problem.

Practical Notes
If your landlord is responsible for heat, water, or electricity and you lose one of these essential services, you can go to court for an emergency order requiring immediate repairs.
