§ 548.09 — Lien of Judgment

A money judgment becomes a lien on the debtor's real property in the county once it is docketed by the court administrator. The judgment lasts for 10 years. To docket a judgment, the creditor must file an affidavit with the debtor's name, address, and occupation. To create a lien in another county, a transcript must be filed there.

Practical Notes
This is one of the most important sections for anyone who has won or lost a lawsuit for money. Once docketed, the judgment automatically attaches to any real estate the debtor owns in that county. To reach property in other counties, the creditor must file a transcript in each county. The judgment expires after 10 years unless renewed. For registered (Torrens) land, the judgment must also be recorded under sections 508.63 and 508A.63.
