§ 508A.13 — Examiner's Reports

Plain-Language Summary

After a CPT application is filed, the examiner of titles reviews all the title documents and writes a report listing all rights, interests, and claims on the property. If the report is unfavorable or someone objects, the process is paused. The examiner must also send mailed notice to anyone with a known interest in the land.

Practical Notes
The examiner report is a critical step. If the examiner finds problems with your title, the process stops until those issues are resolved. You must help the examiner by providing names and addresses of anyone with claims on the property so they can be notified.
