§ 508A.25 — Rights of Person Holding Cpt

Plain-Language Summary

A good-faith CPT holder owns the land free from all claims except those noted on the CPT and certain automatic exceptions. These exceptions include federal liens, property taxes, short-term leases with occupancy, public highway rights, mechanics liens, and claims filed within five years of the first CPT.

Practical Notes
Even with a CPT, your property is still subject to property taxes, federal liens, public roads, and short leases with occupants. State tax liens must be filed under this chapter to affect your title. Review your CPT carefully to understand what encumbrances are listed.
